This property backs up to a view fence overlooking a desert landscape wash. Anthem has a beautiful community park with a playground, duck pond, catch and release fish pond, playground, picnic areas, sports fields, sand volleyball, skate park & more. There are also special activities held there such as carnivals, concerts, & holiday celebrations. Sky Harbor airport is about 35 miles away and Phoenix-Mesa-Gateway airport is 70 miles away. Easy access to I-17 via exit 229 & head north to Prescott, Sedona, Flagstaff & the Grand Canyon or hop on I-17 and head south to the greater Phoenix area!
Enjoy miles of Arizona scenery along your walks, jogs or bike rides in the community. Dining and shopping and activities in all directions! Phoenix is home to some of the best golf courses! Hike, enjoy chartered cruises or rent water sports equipment at beautiful Lake Pleasant only 20 miles away! Hiking and horseback riding can be found at the Cave Creek Regional Park & the Spur Cross Ranch Conservation in the northern valley or hike the many other hiking trails throughout the Phoenix area. ATV and Bicycle rentals are available at various locations.
30 day minimum stay is required as per community rules.
Well equipped kitchen with electric range, microwave, refrigerator with ice dispenser and filtered water, dishwasher, garbage disposal, Keurig coffee maker plus a regular brewer, electric can opener, toaster, crockpot, dishcloths and towels, baking sheets, roaster, immersion blender, pots and pans & cooking utensils. Includes all new dishes, glasses, cups & silverware & kid-friendly dishes. The dining area includes a table & chairs and counter stools. The living room has comfy seating, a 65” Smart TV and an electric fireplace. If board games or cards appeal to you, they are available as well!
Enjoy your morning coffee on the back patio that boasts new outdoor furniture & a brand new propane grill with grilling utensils. The back yard also has hammocks and reclining chairs to catch some sun or stargaze!
The 3 Bedrooms each have a queen bed with washable pillows, a 43” smart tv, plenty of closet space and a pack and play and a highchair for your little one. The larger bedroom has a desk & chair for your work needs & a printer is available upon request but does not include ink replacement.
The laundry room has a newer washer & dryer set with an ironing board and iron.
This home has brand new fire extinguishers, smoke & carbon monoxide detectors, a first aid kit and a sewing kit for minor clothing repairs.
Ask about extending your stay to 6 months to have access to the Anthem Country Club amenities such as golf, fitness, restaurants, pools etc. or access to the Anthem Community Center nearby for fitness, pools, indoor basketball & rock climbing, and the summer Adventure Water Park (May – Aug). Additional fees apply.
Checking In:
Guests will have a personalized code to enter for self-check-in and there is a Ring Video Doorbell that lets me know that you have arrived.
POLICIES
1. Rules:
a. Must be 25 or over to book. A photo ID will be required upon booking.
b. The names of all guests, a copy of all driver licenses, car descriptions and license plate numbers are required.
c. You must comply with your booking dates.
d. No pets of any kind. A $1,000 fee will apply if there is found to have been pets in the home.
e. No smoking of any kind or vaping on the property. A $1000 fee will apply if smoking occurs.
f. No illegal drugs allowed on the property.
g. No parking on the street between 10 PM and 7 AM as per community rules
h. You must obey the 25 mph speed limit in the community at all times.
i. No parties or large gatherings.
j. You must keep the noise down to avoid neighbor complaints.
k. No candles allowed.
l. You will be responsible for refilling the propane tank for the gas grill, if needed, during your stay.
2. DAMAGE & INCIDENTALS:
You and your group will be responsible for any damage to this rental property, for any missing items after your stay, and for any fines from the community for such things as excessive noise, speeding or not following the parking policy.
3. REFUND POLICY:
100% refund if canceled 60 days prior to check-in. 50% refund if canceled 30 days before check-in. No refund cancelled within 29 days of your check-in date.
4. CLEANING FEE:
Cleaning fee is $200 for your 30 day stay. Additional cleaning fees of $50.00 per month with a maximum of $400.00 will apply for extended stays.
5. EXTENDED STAY:
Any guests staying over 3 months will be required to transfer all utilities into their name and responsible for payment of all utilities. There will be additional cleaning fees for extended stays as stated above. Extended stay guests must leave a forwarding address.
