This newly renovated, non-smoking duplex has modern touches with all the comforts you expect.
Small dog friendly! ONE well behaved, fully house trained / crate trained, under 50lb dog can be approved to stay. Guests MUST inquire and obtain pet approval BEFORE booking by messaging host for approval. Additional pet fee must be paid in advance. And guests MUST CLEAN UP AFTER THEIR DOG (I can’t believe I even have to include this in the listing). That means pick up and remove all poop.
We have a strict cancellation policy and strongly encourage all guests to independently purchase their own travel insurance.
Other things to note
This is a duplex with your own private entrance and private fenced yard.

Respect and treat our home as your own
Absolutely NO foreign objects to be flushed down any toilet. No wipes of any kind (including "flushable wipes"). Absolutely no tampons, pads or any other feminine products are to be flushed down the toilet. Do NOT flush hair, sanitary/feminine products, tissues, wipes, "flushable" wipes, paper towels, kittens & puppies, hopes & dreams down the toilet.
No smoking. If you smoke in the house there will be a $1000 cleaning fee assessed.
No underage consumption and/or possession of any alcoholic beverages.
No possession and/or consumption of any illegal substances (drugs) and/or controlled substances.
No fireworks, no sprinklers, no bottle rockets, no any other explosive devices. Absolutely no fireworks, sparklers, rockets, Roman candles, etc. are to be lit or shot on the property premise.
No explosive devices whatsoever.
Check-In: after 4:00pm Check-Out: before 10:00am
On your day of check-in: Inspect the home for any problems or issues. You must report any problems within two hours of check-in. On your day of departure: Remove all trash from all trash cans and place trash in brown trash can outside the house. Make sure the lid to the trash can is in place and secured. Remove all bed sheets from used beds and place the bed sheets on the washing machine. Remove all used towels, hand towels, wash clothes, kitchen towels, bath mats, etc and place on top of washing machine. Leave all comforters on the beds.
Place all dirty dishes in dishwasher and run the dishwasher. Remove all food from the refrigerator and freezer and dispose of the food. Remove all food, oils, etc from all kitchen cabinets. Adjust the thermostat to 67degrees in the winter and 76 degrees in the summer months.
What is provided for you: hair dryer, toilet paper, paper towels, trash bags, washing machine detergent, dryer sheets, dish washing detergent, liquid soap, shampoo, conditioner, and soap.
All trash MUST be bagged and place bags in the green trash can provided outside (on Greene Street). Make sure the all trash is bagged and placed in the green trash can.
All furniture, fixtures, accessories, etc. must be returned and placed in its original location. Do not remove from the property any furniture, fixtures, accessories, sheets, towels, bedding, kitchen tools, dishes, toilet paper, paper towels, or any other objects located in the house. All items are inventoried and you will be charged the replacement value of the items removed, damaged or destroyed. Towels are counted and inventoried. Removal of towels will result in a $50 per towel charge.
Do not overload the washing machine.
Overloading the washing machine will result in extended wash times, over use of water and over use of electricity. You will be charged an energy surcharge for overloading.
HVAC - The unit will freeze up if you adjust the temperature on the thermostat more than 2 degrees at a time. When adjusting the thermostat do so in 2 degree increments to avoid locking up the HVAC systems. If you have a problem with the HVAC, turn the system OFF at the thermostat and immediately contact the property manager. Failure to to abide by these rules will results in damage to the system and said damage will be the responsibility of the guest to pay.
This space is intended for up to four (4) guests. Additional adult guests are not allowed; violation of this rule will result in surcharges and additional charges ($200 per person, per night). If you have any questions about our four guest policy, then contact us before you book.
Television: there is a smart TV with Roku and pre-loaded apps. There is no cable television, satellite television, etc. However, you may login to your own YouTube TV, Netflix, Roku account using the smart TV.
Do you have all your belongings? Make sure you have packed all your personal items and phone charges when you leave. The host is not responsible for lost or left behind items.

We do our best to provide the best environment and clean home; our cleaning company uses the highest quality disinfectants and cleaning practices. However, pursuant to Georgia law, we must provide the following:
WARNING: Under Georgia law there is no liability for an injury or death of an individual or guest entering the premises if such injury or death results from the inherent risks of contracting COVID-19 pursuant to O.C.G.A. 51-16-3.
You and all guests are assuming the risk by entering the premises of the property known as Cabin Latitude Adjustment.
Smoking is NOT allowed and Drugs of any kind are NOT permitted; there is a $1000.00 cleaning fee for smoking in Cabin Latitude Adjustment.
People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the on-line itinerary. No more than 6 persons (including infants) are allowed in the cabin at any time.
The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Only use appliances for their intended uses.
Please lock all doors and all windows upon departure.
Absolutely No Grease in the Kitchen Sink.
Any damage to any items in the cabin including couches, chairs, tables, TV, beds, sheets, towels, pillows, etc, are the responsibility of the renter. Booking through Airbnb, assigns your consent to everything listed under "House Rules" and the Cabin Rental Agreement listed above.
By agreeing the House Rules enumerated herein you hereby release any and all liability from injury or death from the owners.
We provide a starter kit of paper towels, toilet paper, trash bags. You will need to provide additional items if you run out of these products.
